Hotel brands in France in 2026: INSEE hotel stock, integrated chains versus voluntary networks, figures per group, and what it means for valuing a hotel.

You are considering buying, selling or having a hotel valued in France, and you wonder how much weight the major brands carry on the French market. This article gathers the figures available in September 2026 on the French hotel stock and on the ten largest networks, distinguishing integrated chains from voluntary networks, and shows what this structure changes when valuing an establishment. Each figure links to its source.

The hotel stock in 2025 and 2026

On 23 July 2026, INSEE (the French national statistics office) published the annual 2025 data on the hotel stock: 14,886 hotels open on a monthly average, for 618,200 rooms, of which 11,710 classified hotels (554,500 rooms) and 3,176 unclassified (63,600 rooms). These monthly averages are lower than the number of existing establishments, because part of the stock is seasonal and closed for part of the year (INSEE, Parc et fréquentation des hôtels, données annuelles 2025).

The consultancy Coach Omnium, in its March 2026 overview, counts for its part about 16,300 classified hotels and 3,500 unclassified, down by about 1,430 establishments since 2019. It puts independent hotels at 81 % of hotels, about 13,000 establishments with an average capacity of 26 rooms, and chain hotels at about 3,200 establishments of 85 rooms on average, which represent 41 % of rooms and nearly half of overnight stays (Coach Omnium, Panorama de l’hôtellerie en France).

Two underlying trends emerge from these series: the number of hotels is falling, mainly among small budget establishments in rural areas, while room capacity holds up because new hotels are larger. The share of 4- and 5-star classifications grows every year.

Two families of brands

The reference ranking is the one MKG Consulting draws up each year for the trade journal Industrie Hôtelière, from its database on French supply. Its 2025 edition distinguishes integrated chains, which own, lease, manage or franchise their hotels, from voluntary networks, which group independents under a common brand. It notes that the two leaders, Accor and Jin Jiang, “keep a good lead over their competitors, but it is fraying”, and that B&B Hotels, The Originals, Choice and Honotel are among the growing networks (Industrie Hôtelière, Classement 2025 des chaînes intégrées et des réseaux volontaires en France). The detailed figures of that ranking are reserved for subscribers; the figures below come from the groups themselves and from the trade press, at the date indicated.

Accor’s figure for France is not published in its press releases, which give worldwide totals. The order of magnitude used here is consistent with Coach Omnium’s finding that Accor and Louvre Hotels together account for nearly three quarters of the roughly 3,200 chain hotels.

Voluntary networks do not all publish their figures at the same time nor on the same scope (France only or several countries, hotels or rooms). The ranks above are given by number of establishments and must be read with that reservation.

What has changed since 2024

Concentration continues from the top and from the bottom. Accor opened more than fifty hotels in France in 2025, mostly by converting independents under the ibis, Handwritten Collection and MGallery brands. B&B Hotels took over twenty-two hotels in one go in 2025 and continues to fill in its regional coverage. Choice doubled its French portfolio with a single announcement. Among the voluntary networks, Logis absorbed Teritoria and thereby offsets the member departures recorded the previous year.

The franchisee and the member remain owners. At Louvre Hotels, 82 % of French hotels are franchised. At Brit Hotel, 156 hotels out of 180 belong to independents. The brand weighs on distribution and standards, not on the ownership of the business (fonds de commerce, the going concern: goodwill, lease rights, fixtures, clientele) nor of the walls.

The move upmarket continues. 4- and 5-star hotels are growing in every network, including the voluntary ones, which are creating premium brands.

What the structure of the stock changes for a valuation

For the expert, belonging to a brand is neither an automatic premium nor an automatic discount. It shows in the accounts.

Turnover and fees. A brand brings visibility and bookings, but it levies fees (entry fee, percentage of turnover, marketing contribution) or a membership subscription. The valuation reasons on the result after these charges. The Charte de l’expertise en évaluation immobilière (French property valuation charter), 6th edition, November 2025, Title III, §2.4, provides that, for hotels, the valuation rests on the trading accounts, often starting from gross operating profit, while neutralising the over- or under-performance of a particular operator. The European Valuation Standards 2025 of TEGOVA take the same approach for properties whose value depends on trading results (EVS 2 and EVGN 2).

The distinction between the walls, the business and the company. The Charter (Title III, §2.4 and §2.9) insists on the need to distinguish the value of the real estate from that of the business, and classes the hotel among single-use properties, whose value is inseparable from the activity carried on. A branded hotel is most often sold with its franchise or membership contract; the remaining term, the exit clauses and the works needed to meet brand standards are part of the analysis.

Value per room. Value per room is a useful unit of comparison to cross-check an income calculation, not to replace it. Observed prices per room vary widely by category, location and operating model: a comparison between a budget hotel on the outskirts and a four-star in the city centre makes no sense.

The market of buyers. The concentration described above means that a medium-sized independent hotel interests individual operators, voluntary networks seeking a foothold and integrated groups looking for conversions, all at once. This diversity supports the liquidity of good locations; it is weaker for small establishments in areas with little tourism, which shows in selling times and in prices. In Brittany, the presence of Brit Hotel’s head office and the density of the Logis network are part of the local market data.

A ranking to reread every year

The 2026 figures give a snapshot. They age quickly: groups publish net openings every quarter, brands change hands and voluntary networks gain or lose members. The MKG ranking of June 2026, being published as this article is updated, will refine these orders of magnitude. For a valuation at a given date, the expert relies on the establishment’s accounts, on recent comparable transactions and on the local state of supply, rather than on a national ranking.
